Zoning
Dyett & Bhatia has maintained its expert reputation in zoning since the pioneering work for the Portland (OR) downtown in the early 1980s. Since then, Dyett & Bhatia has prepared numerous city/countywide zoning regulations, model and special purpose regulations (such as for promoting transit and mixed-use development, managing transportation demand, designing community benefits, and sign and landscaping provisions), and area-specific regulations across the country.
Our work blends form-based, traditional, and performance-based approaches to prepare customized regulations for each city’s needs. Current and recent assignments include comprehensive new zoning for San Carlos, Goleta, and South San Francisco; the multiple award-winning “Greening the Code” for San Gabriel; transit-oriented zoning for Honolulu (HI); mixed-use regulations for Portland (OR); and zoning to transform Santa Cruz’s commercial corridors into mixed-use, pedestrian-oriented spines. We recently also prepared model regulations for parking for infill areas in the Bay Area for the Metropolitan Transportation Commission.
