Sharp Park Specific Plan and EIR

Dyett & Bhatia led the first comprehensive update of Pacifica’s General Plan and Local Coastal Program in nearly 30 years, and developed a new Specific Plan for the Sharp Park neighborhood, which is Pacifica’s downtown, concurrently with the General Plan.

The Sharp Park Specific Plan built upon the area’s significant opportunity for mixed-use buildings, new housing and higher intensity development to help the city address issues of housing affordability and create a center of gravity for the broader Pacifica community and visitors. The Specific Plan addresses issues related to development scale, intensity, and character; outlines streetscape improvements; and includes new development standards. The plan also includes a comprehensive implementation program and an infrastructure financing strategy.

D&B also led a combined EIR on the General Plan and Sharp Park Specific Plan; both plans were adopted unanimously by the City Council in 2022.
